The last will of Anne Baird
late of St. John's, married woman deceased
.

          The last will and Testament of me Anne Baird of Saint John's in the Colony of Newfoundland wife of James Baird of same place Merchant. I give devise and bequeath to my executors hereinafter named and the survivor of them all the estate whether real or personal of which I may die possessed or in which I may be interested or over which I may have now or hereafter a power of appointment or of testamentary disposition unto and amongst my children in equal proportions. And my said property includes but may not be confined to my share of the estate of my late father John Boyd. The Hawthorn Dell property at Freshwater and the several pieces of land connected therewith. A mortgage or security in Scotland for five hundred pounds sterling by Hugh Baird and Margaret his wife. The furniture and other property assigned in trust to Charles Clift and that was in town house and at Hawthorn Hall which is in substitution for that so assigned in trust to Charles Clift and a deposit receipt in the Union Bank in trust to divide the same or the proceeds of the sale thereof between my children who shall survive me (the children of deceased children standing in the place of their parents provided that a sum now amounting to about one thousand and twelve pounds currency standing in the Books of James Baird my husband in the name of my daughter Annie Jessie or such sum whether greater or less as may stand to the credit of such account at my death, I hereby declare and consent shall be the property of my said daughter in addition to her share of my estate and of my said husband's estate and provided further with regard to all my said daughter's interest under this my will in my general estate and in the said last mentioned sum that the yearly produce thereof only shall be allowed to her during her life without power of anticipation and to her sole and separate use and after her death the principal legacies to my daughter shall be divisible equally amongst her children (the children of deceased children standing in the place of their parents, and in default of such children my said daughter's interest as aforesaid shall go to her brothers in equal proportions (the children of deceased brothers standing in the place of their parents)
And I appoint James Gordon and Alexander Taylor of Saint John's aforesaid Gentlemen executors of this my last will and testament. Given under my hand at Saint John's aforesaid the twenty sixth day of June Anno Domini one thousand eight hundred and seventy seven. Anne Baird - Executed and declared as and for the last will and testament of the said Anne Baird in the presence of us who in presence of each other and of the said testatrix signed the same as witnesses the day and year above written the words "the principal" legacies to my daughter having first been interlined on the second page.
