Will of John Richards from Newfoundland will books volume 5 pages 94-96 probate year 1886

The last Will and Testament
of John Richards of Harbor Grace
Master Cooper.

This is the last will and Testament of me John Richards of Harbor Grace Master Cooper being of sound and disposing mind memory and understanding.
First I give devise and bequeath all those my dwelling houses and lands situate lying and being in Harbor Grace that is to say the dwelling house No 63 on the south side of Water Street and the dwelling house No 70 on the North side of Water Street and all that dwelling house and cooper shop No 10 on the South side of Holbrook Street unto my wife Mary Richards her heirs and assigns for ever towards her support and maintenance and also that of her niece Margaret Bransfield whilst she remains unmarried.
Second I give devise and bequeath all that Dwelling house and land with its appurtenances situate in Harbor Grace No 54 on the north side of Water Street to my wife Mary Richards towards her support and maintenance and also that of her niece Margaret Bransfield whilst she remains unmarried. And in the event of the said dwelling house and land not having been sold or otherwise disposed of for the purposes aforesaid at the time of the death of my said wife Mary Richards then and in that case I give devise and bequeath the same from and immediately after her death to her niece Margaret Bransfield whilst she remains unmarried from and immediately after I give devise and bequeath the same to my niece Margaret Dalton now residing at Saint John's for and during her natural life and from and immediately after her death I give devise and bequeath the same to my nephew James Richards now residing at Portland United States his heirs and assigns for ever.
Third. And I do hereby declare and publish that it is my will and desire that at any time my said wife Mary Richards may require for her better support and maintenance and also that of her niece Margaret Bransfield she my said wife Mary Richards is hereby fully authorised and empowered to sell and dispose of all and singular my said dwelling houses cooper shop and lands and such sale or other disposal shall be as valid and as good as if the said John Richards did sell and convey the same anything herein contained to the contrary notwithstanding.
Fourth. I give and bequeath all my stock in trade and all and every my household goods furniture effects and chattels and all other property wheresoever or whatsoever nature or kind soever the same may be at the time of my death unto my wife Mary Richards her heirs and assigns.
And I do hereby make ordain constitute and appoint the Hon. W. J. S. Donnelly and James Bransfield executors of this my last will and Testament and my wife Marry executrix of the same hereby revoking all former and other wills and Testaments by me at any time heretofore made.
In witness whereof I the said John Richards have to this my last will and Testament set and subscribed my hand and seal this the 15th day of January in the year of our Lord one thousand eight hundred and seventy three - John Richards. Signed Sealed published and declared by the said Testator John Richards as and for his last will and Testament in the presence of us who at his request in his presence of each other have hereunto subscribed our names as witnesses thereto.
